Buyers Vantage — Selling Tips

Stay Competitive

Sometimes houses do grow on buyers, but most often the first impression the house makes on people is one they carry with them. The one that appears to be the most spacious, cheerful, and has the most curb appeal is the house they will remember.

Three key points in staying competitive:
Marketing Your Home - Before putting your home on the market, you must have a plan. Selecting the best marketing plan is one of the most important things you will need to do.

Price It Right - It is important that you set the right price for your home. If the house is priced too high in the beginning, you will loose that New Listing buyer enthusiasm. Over pricing can result in a home being on the market far too long, creating a stigma that something is wrong with your home.

Appearance - Don't rely on the buyer to use his or her imagination! Its charm, soundness, comfort and attractiveness must be obvious from the instant they sight the house from the street to the interior.

Pricing Your Home

The correct selling price of a home is the highest price the market will bear. While you naturally want top market value for the home, we can agree that there's a point where the price would be too high.

The best way to determine the price for your home is to have a complete and thorough understanding of the market. By looking at the properties that are currently listed, you can see exactly what alternatives a serious buyer has to choose from. Next, you will want to look at similar properties that have recently sold to see what sellers have received over the last few months. This is the acid test that is used by lending institutions to determine how much they will be willing to lend a buyer for your home.

Buyers Vantage goal is to help you set a list price that represents top market value, without going so high that it does not sell at all. This can only be accomplished by thoroughly understanding the market.

To assist you in determining the correct asking price, Buyers Vantage can provide a detailed comprehensive market analysis of your home. Contact Buyers Vantage today to schedule an in home market analysis.
