Wisconsin housing statistics don't lie ... the Sellers Market is HOT

As we rebound from the real estate crash of 2011-2012 Wisconsin housing statistics have continually shown a slow incline in both home values and property sales over the last few years. The incline has been slow and steady, causing some home owners to still feel the sting of low property values and high days on the market. However, the Wisconsin Realtors Association's recent 2016 housing report shows signs of incredible growth in the January housing market. Wisconsin Realtors haven't seen a Sellers Market like this since before the crash of 2011. The Wisconsin housing statistics just don't lie. With an incredible decline in NEW listings as of January 2016 and the 

rapid incline of home sales, the evidence clearly indicates a set up for a great sellers market this spring of 2016. ​

The above graph provided by the WRA clearly indicates that the gap between listing volume and closing volume has narrowed greatly from the preceding years. The decline of new listings as opposed to closed listings this past month has left most home buyers canvasing the market to find a new home. In highly competitive markets buyers are finding themselves competing against multiple buyers when submitting an offer. ​This has left many 

home sellers with a competitive advantage which trickles down into increased home values. Milwaukee has seen a 22% increase in property values as compared to 2015, while Waukesha comes in at a close second with a 15.5% increase.  ​With interest rates still at an all time low and continued first time home buyer financing options buyers are hitting the pavement to find their next home.
